Frequently Asked Application Questions

 

Q: How long does the application process take?

A: Normally 24-48 hours. The process can be delayed if you do not turn in all your required documents or if we are unable to speak to your previous landlord and/or confirm your previous residency.

 

Q: My application was accepted, what do I do now?

A: Now you are able to view homes that are in your budget. All of our properties are listed on our website at trisunrealestate.com under the renters tab. Please click the link to view our available properties. If you see something you're interested in please call the office to inquire and/or schedule.

 

Q: I viewed a home and I want to move forward, what do I do?

A: Now that you're approved and you've seen the house you want, you can pay the security deposit to secure the house. The deposit is equal to the first months rent. You are required to move-in within 15 days of putting your deposit down. We do not hold properties for month(s) at a time.

 

Q: What all do I have to do to move-in?

A: Before you can move into a property you must pay the security deposit and first months rent, as well as a $250 water deposit. You must also have all tenant-responsible utilities, such as water, gas and/or electric, turned on in your name and provide us with the account numbers at the lease signing. Renters Insurance is now mandatory and you must show proof of the policy. Once everything is paid, and everything is done, you can sign the lease and receive the keys.

 

Q: What is a water deposit?

A: The water deposit is your money that we hold to pay any final water bills after you've moved out of the property. For Youngstown Water and Aqua, the security deposit is $250 and paid to Tri-Sun. Some cities/towns, like Hubbard, Niles, etc.. require you to pay deposits directly to them. If paid directly to the city, we do not require you to pay Tri-Sun a deposit. 

 

Q: Do I get my security and water deposit back?

A: If you move out of the property and there are no damages, or damages do not surpass the total amount of the security deposit, you will be entitled to a refund of the full or partial security deposit. If the total amount of damages left behind exceed the total amount of your security deposit, the deposit will not be refunded. If there is a past-due water bill left behind, it will be paid from the water deposit and the balance, if any, will be refunded. If the amount of damages exceed the total amount of the security deposit and the water deposit neither deposit will be refunded.

 

Q: If my application is denied, do I get my $25 application fee back?

A: Our application fee is non-refundable, no exceptions.

 

Q: My application was denied, is there anything I can do now?

A: Depending on the reason for the denial, you may or may not call for a reconsideration. If denied due to poor background and/or eviction history we will not reconsider. If you are denied due to insufficient income or incomplete application, you can call for reconsideration by showing proof of additional income or doing what is required to complete the application.

 

Q: What if I apply for a specific home but that property is no longer available by the time my application is approved?

A: Because we operate on a first-come first-serve basis, we cannot guarantee availability of any property. By submitting application, you are not applying for a specific home, you are applying to rent with Tri-Sun for any homes in your budget. In the event the home you wanted is gone, your application stays on file for 60days and can be extended beyond that until we find you the perfect home.
